GENERAL TERMS
The rental of the property "Villa Tycha" implies acceptance of the "General terms" and the "Inside Rules".
Rental weeks runs from Saturday 5 p.m. to Saturday 10 a.m.
Reservations are a minimum of 4 nights, only outside the summer period (July-August - reservation 7 nights minimum)
Refundable security deposit - not included in the price: € 800.00 deposit on arrival.
Payment of 50% the day of your reservation. The Balance 30 days before your arrival
The tourist tax is not included in the price and must be paid directly on arrival or added when booking.
The price includes water and electricity. (except for recharging an electric cars).
The cleaning fee is € 100.00 per stay. This cleaning package does not include the cleaning of: the household appliances (the oven, the fridge and the small household appliances), as well as the chimney, which will have to be cleaned as and when they are used and left as found on arrival . A cleaning supplement will be retained on the deposit in the event of non-compliance with this clause.
Animals are strictly prohibited inside the house.
Arrivals are from 5 p.m. Departures are made no later than 10am.
GENERAL PROVISIONS
The tenant cannot under any circumstances take advantage of any right to remain in the premises at the end of the period initially provided for in this contract.
2- PAYMENT
The reservation becomes effective upon receipt of payment of the 50% deposit and automatically confirms acceptance of the "General rental conditions" and the "Internal regulations".
3- DEPOSITE
On arrival, a security deposit of € 800 is to be given to the owner. Its amount cannot exceed the total cost of the rental.
The deposite is returned to the tenant, after the contradictory inventory of fixtures or is sent to him within 7 days, deduction made, if necessary, of the cost of restoration of the premises and the costs of replacing the elements and equipment put available. This period cannot exceed 60 days.
If the deposit is insufficient, the tenant agrees to make up the difference, on the basis of supporting documents provided by the owner.
4- USE OF PREMISES
The tenant uses the rental in a peaceful manner and makes good use of it, in accordance with the destination of the premises.
Upon departure, the tenant agrees to make the accommodation as clean as he found it on arrival.
The rental can in no case benefit third parties.
The owner must provide the accommodation in accordance with the description he has made of it and keep it in working order.
The house is strictly NON-SMOKING.
Pets are not allowed to stay in the house.
5- CAPACITY
The number of tenants cannot exceed the capacity of 8 people.
6- INVENTORY – INSIDE RULES
The inventory and inventory of furniture and various equipment are made contradictorily at the beginning and at the end of the stay by the owner. The inside rules and the inventory are available to the tenant. The tenant has read the internal regulations and accepts the conditions.
7- TERMINATION CONDITIONS
Refund up to 100% if the cancellation is made 60 days before the arrival date of the tenants. Refund up to 50% if the cancellation is made 30 days before the arrival date of the tenants.
8- INTERRUPTION OF STAY
In case of early interruption of the stay by the tenant there will be no refund, except the security deposit. In the event of recognized force majeure, the tenant will turn to his insurance to be compensated for the sums already paid, corresponding to the proportion of the duration of occupation not carried out.
9- INSURRANCE
The tenant is required to insure the premises entrusted to him or rented. He must check whether his main housing contract provides for the vacation extension (vacation rental). If this is not the case, it is advisable for him to obtain information from his insurer.
The owner can ask for a certificate of insurance or, failing this, a declaration on honor.
10- DISPUTES OR CLAIMS
If the complaint relates to the inventory or the descriptive state of the hiring, then it must be formulated, in writing, in the seven days which follow the arrival. The owner and the tenant must favor the amicable settlement. For other disputes, the owner and the tenant can seize, without limit, a representative body.
